Our Mission
Buying a home or refinancing one comes with more numbers than most people want to deal with — principal, interest, PMI, escrow, closing costs, points, amortization. MortgageCalcTool.com exists to make those numbers clear and easy to run yourself, for free, before you ever have to sit across from a lender.
We built this site because too many mortgage calculators online are either oversimplified (just a payment estimate with no context) or locked behind a “talk to an agent” form. Ours aren’t. Every tool here is free to use, requires no signup, and gives you a real, detailed breakdown you can actually use to plan.

How the Calculators Work
Every calculator uses standard, published mortgage amortization formulas — the same math lenders use internally, not a proprietary black box. Where a calculator references external figures (average property tax rates, typical closing costs, current loan limits), we source those from public data and update them periodically. Results are estimates, not quotes: your actual terms will depend on your credit profile, the specific lender, and market conditions at the time you apply.
We’d rather a calculator be transparent about its assumptions than pretend to give you a number more precise than it can really be.
Privacy
Every calculation runs entirely in your browser. Nothing you type into a calculator — income, loan amount, credit details — is sent to a server, stored, or sold. You can use this site with the same numbers you’d use in a private conversation with a loan officer, because that’s essentially what it is: private.
