Educational use only

MortgageCalcTool provides general educational information and estimating tools. We are not a mortgage lender, mortgage broker, bank, credit union, real estate brokerage, tax adviser or law firm. Nothing on this site is an offer or commitment to lend, a rate lock, a pre-approval, or personalised financial, tax or legal advice.

Accuracy of estimates

Our calculators use standard published formulas and reasonable default assumptions, but results are estimates. Your actual payment depends on underwriting, the lender's pricing, your county's tax assessment, insurance premiums, escrow requirements, discount points and closing costs. Program figures such as loan limits, mortgage insurance rates and funding fees change over time. Always confirm numbers against a lender's Loan Estimate.

Permitted use

You may use this site for personal, non-commercial purposes and may quote short excerpts with a link back to the source page. You may not scrape the site at scale, republish substantial portions of our content, embed our calculators on another site without permission, or attempt to disrupt or gain unauthorised access to the service.

Intellectual property

The text, tables, design and calculator code on this site are owned by MortgageCalcTool unless otherwise credited. Government program figures are drawn from public sources such as HUD, the VA and the FHFA, which are not covered by our copyright.
